We will come out and look at the problem before anyone talks about price. There is no charge for that and no obligation attached to it.

Why we do it this way

Because you cannot quote a pest problem honestly over the phone, and the companies that try are quoting a package rather than your house.

The single most common thing we find on a free inspection is that the caller has diagnosed the wrong problem. They describe fleas and it is bird mites from a nest in the eave. They describe rats and it is a raccoon. They describe an ant infestation and there is a leaking irrigation line holding a colony against the foundation. Turning up matters.

It also means that when we do quote, we are quoting the actual job, and the number does not move later.

What is included

  • A walk of the interior areas where you have seen activity.
  • The exterior perimeter, foundation line, roofline and utility penetrations — the entries, not just the evidence.
  • The crawl space or the attic where access allows and the situation calls for it.
  • Identification of what you actually have.
  • A plain explanation of the cause, not just the symptom.
  • A written quote covering what we recommend, and what we do not.

What is not included

Two things, and it is better to be clear about them now than at the door.

A wood destroying organisms inspection report for a real estate transaction is not a free inspection. That is the state form 43M-41, it must be performed by a licensed Branch 3 inspector, it has to be filed with the Structural Pest Control Board, and it carries a fee. Anyone advertising a free escrow termite report is either not filing it or is recovering the cost somewhere you have not seen yet. See Real Estate Inspection Reports.

Destructive or invasive investigation is not included. Opening walls, lifting flooring or dismantling cabinetry to chase something is separate work and gets quoted separately. A free inspection is a visual inspection of accessible areas.

What happens after

One of three things.

  1. You have a problem and we quote the work. You get the diagnosis, what it takes to fix it, and the price. Take it or do not.
  2. You have a problem you can fix yourself. This happens more than people expect — a garage door seal, a torn vent screen, a hose bib that drips. We will tell you rather than sell you a treatment for it.
  3. You do not have the problem you thought you had. Also common. You get told that, at no cost, and nobody follows up with a call sequence.

The catch, since you are looking for one

There is not one, but there is a reason it works commercially and it is worth saying out loud.

An inspection costs us an hour. A quote written from a real inspection is accurate, so the work goes smoothly, the price holds, and the customer tells someone. A quote written from a phone call is a guess, and guesses turn into arguments on site.

Jonathan's reputation is the entire asset here. Free inspections are how it gets protected, not a loss leader hiding a hard sell.

Common questions

How long does it take?

Usually 30 to 60 minutes for a house. Longer if there is a crawl space or attic to get into.

Do I need to be there?

Yes, for at least the start. Half of what is useful comes from what you have noticed — when, where, what it sounded or smelled like.

Will you pressure me?

No. You will get a written quote and then you will hear from us if you get in touch.

Do you charge for a second visit?

If circumstances change and you want another look, ask. We are not going to nickel a returning customer.

Can you inspect a property I am about to buy?

For a purchase you almost certainly want the state WDO report rather than a free look, because that is the document the transaction runs on.
